Homeowner estimates and appraised values continue diverge, with April marking the fifth consecutive month the gap between the two has widened. Appraised values were 1.9 percent lower than homeowner expectations for the month. Discrepancies were highest in the West.

According to data released Tuesday, the gap is widening between appraised values and homeowner estimates. This marks the fourth consecutive month that disparity has grown. A few markets bucking the trend include Denver, Dallas, Portland, San Francisco, and Seattle.

Home appraisers received some relief in the form of a clarification of a requirement issued earlier this year in HUD’s recent updates to FHA’s Single-Family Housing Policy Handbook.
