Retail Sales Edge Higher than Economic Forecasts

Retail trade sales rose 0.4 percent in December, the Department of Commerce reported Tuesday. The increase was twice the rate economists anticipated, and total retail activity - including restaurants - rose 0.5 percent, up from 0.4 percent growth seen in November. Sales at furniture stores - an indicator of housing activity - rose 1.4 percent after increasing 1 percent in November. The back-to-back gains followed three straight months of declines, and year-over-year sales at furniture stores were up. 5.8 percent.

November Pending Home Sales Index Reaches 31-Month High

The Pending Home Sales Index (PHSI) increased for the third straight month in November, improving 1.7 percent to 106.4, the National Association of Realtors reported Friday. Economists had expected a slightly fast, 1.8 percent increase to 106.7. [IMAGE] The index, the NAR said, is at its highest level since April 2010.

Housing Starts Decline in November Even as Builder Confidence Rises

Despite a continuing surge in builder confidence, housing starts dropped 3.0 percent in November to 861,000, the Census Bureau and Department of Housing and Urban Development (HUD) reported jointly Wednesday. Single-family starts dropped 4.1 percent in November, accounting for most of the drop in total starts. Activity was unaffected by superstorm Sandy, which hit the Northeast at the end of October, as most of the drop in single-family starts came in the West and Midwest.

October Construction Spending Up 9.6% Year-Over-Year

Construction spending during October was at a seasonally adjusted annualized rate of $872.1 billion, according to an estimate from the Census Bureau. Spending on private construction was at an annual rate of $592.1 billion in October, up about $9.4 billion (1.6 percent) from September's revised $582.7 billion. Spending on homebuilding made up a little less than half of that total, reaching an annual rate of $294.2 billion (up 3.0 percent from September and 20.8 percent from October 2011).

October Pending Home Sales Reach 5-Year High

The Pending Home Sales Index (PHSI) rose 5.2 percent to 104.8 in October, its highest level since March 2007, the National Association of Realtors reported Thursday. Lawrence Yun, NAR chief economist, explained the jump by suggesting buyers are responding to favorable market conditions, noting "[w]e've had very good housing affordability conditions for quite some time, but we're seeing more impact now from steady job creation, and rising consumer confidence about home buying now that home prices have clearly turned positive."

October New Home Sales Dip, September Revised Downward

New home sales barely budged in October, dropping 0.3 percent to 368,000 after September's report was revised sharply downward from an original 389,000 to 369,000 the Census Bureau and Department of Housing and Urban Development reported Wednesday. Economists surveyed by Bloomberg expected the report to show a sales pace of 387,000. Even with the slow growth in October, sales are up 17.2 percent from October 2011. However, the year-over-year gain was weaker than the 25.3 percent annual growth reported for September.

Housing Starts, Completions Rise in October as Permits Dip

Housing starts rose 3.6 percent in October to a seasonally adjusted annual rate of 894,000--the highest level since July 2008--but permits for new residential construction fell, the Census Bureau and Department of Housing and Urban Development reported jointly Tuesday. Permits and starts for September were revised lower, making the month-over-month percentage growth for starts stronger. Permits in October were down 2.7 percent from September to 866,000.
