Shortage of Distressed Properties Fueled Existing Sales Drop

The drop in existing home sales reported by the National Association of Realtors Thursday likely stemmed from a lack of distressed properties on the market, according to IHS Global Insight. In May, existing-home sales fell to a seasonally adjusted annual rate of 4.55 from 4.62 million in April, which is a monthly decline of 1.5 percent, the NAR reported. Existing home sales were still up from a year ago in May 2011 by 9.6 percent. According to the NAR report, investor purchases made up 17 percent of homes sales in May, down from 20 percent in April and 19 percent in May 2011. The report also revealed that distressed home sales, or foreclosures and short sales, declined monthly and yearly as well.

Existing-Home Sales Fall Steeply, Routing Hopes

Existing home sales dropped to 4.55 million in May while the median price of an existing home rose to $182,600, the National Association of realtors reported Thursday. The decline in the seasonally adjusted annual rate of sales was the third in the last four months and steeper than expected. Despite the month-over-month decline, existing-home sales continue a steady, longer-term increase. Sales have averaged 4.574 million in the last five months, compared with 4.358 million in the previous five months and 4.274 million last year.

Foreign Buyers Rush to Prop Up U.S. Housing Market: NAR

The combination of low housing prices and the comparative weakness of the dollar continues to push foreign buyers to the United States, raising international home sales to $82.4 billion up from $66.4 billion last year, according to the National Association of Realtors 2012 Profile of International Home Buying Activity. NAR conducted the survey and asked realtors to report their international business activities within the United States for the 12 months ending March 2012. Twenty-seven percent reported having worked with international clients this year.

Don’t Believe All the Downturn Hype: Capital Economics

Negative reports on the economy may be shaking up confidence, but Capital Economics released a report Friday stating that in their view, the foundations for a sustainable recovery are still in place. The employment situation in the U.S. and issues overseas such as the euro-zone crises are all taking a toll on the economy and consumer confidence. Yet, there are still reasons to make the argument that the recovery is not going to be derailed. Home sales and prices have increased, and mortgage affordability stays high.

Pending Home Sales Index Slips Badly in April

The Pending Home Sales Index gave back its entire March increase in April, falling to 95.5 from 101.1 one month earlier, the National Association of Realtors reported Wednesday. The March index was revised downward from the originally reported 101.4 adding to the gloomy report. Economists had expected the Index to increase 0.5 percent from March. Even with the decline though, the index is up 14.4 percent since April 2011, but is now at its lowest level since December, dampening expectations.

The Responsible Homeowner Refinancing Act of 2012, introduced this month by Sens. Robert Menendez and Barbara Boxer, received backing from witnesses at a Senate Banking Committee hearing. The bill aims to address what the senators say are barriers impeding the success of the recently revised Home Affordable Refinance Program, commonly referred to as HARP 2.0. The bill aims to eliminate all upfront fees and appraisal costs for refinances, prohibit second-lien holders from unreasonably hindering refinances, and more.

Mortgage Rates Remain Near Record Lows as Europe Wavers

The 30-year fixed-rate mortgage hovered at 3.63 percent this week, up from record lows last week, with debt crises in Europe continuing to scare investors and drag down prospects for a steady economic recovery. Real estate Web site Zillow found the 30-year fixed-rate mortgage down to 3.63 percent, up from 3.59 percent last week. The 15-year home loan averaged 2.93 percent, while rates for 5-year and 1-year adjustable-rate mortgages reached 2.54 percent. Europe remains a sore spot for the economic recovery.

Prices for Existing Homes See Strongest Gains in Six Years

Existing-home sales rose to 4.62 million at a seasonally adjusted annual rate in April from a downwardly revised March rate of 4.47 million, the National Association of Realtors said Tuesday. Economists had forecast the April sales pace would be 4.66 million. The median price of an existing home climbed 10 percent to $177,400 in April 2011, the strongest year-to-year gain since January 2006. The median price in April reached its highest level since July 2010 when it was $182,100. For-sale homes rose to 2.54 million in April.

Fed Governor: Uncertainty Is the Market’s Greatest Hindrance

Uncertainty is the greatest hindrance to the housing recovery today, according to Federal Reserve Governor Elizabeth A. Duke, who speak before the National Association of Realtors on Tuesday. Duke called on policymakers to "move forward with the difficult decisions that will affect the future of the mortgage market," deeming this the "most important solution" to today├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós struggling market. While the economy and the housing market are beginning to see some signs of ripening, Duke pointed out that lending remains tight.

Capital Economics Sees Improvement Ahead for Housing

Noting some recent strengthening in demand in the housing market, Capital Economics suggests housing prices "are close to, or already through, their trough," and recovery will continue through the coming months. While acknowledging the decline in home sales in March, Capital Economics├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ó analysts remain optimistic due to the recent increases in pending home sales. The National Association of Realtors' latest Pending Home Sales Index in March reached 101.4, its highest level since April 2010. Recent data on mortgage applications also point toward a strengthening market.
