The program will help eliminate down payments and auxiliary expenses for borrowers seeking housing in designated rural areas. Specific guidelines within the Total Mortgage/USDA program include no required down payment, flexible sources for closing costs, competitive 3-year fixed rates, and no monthly mortgage insurance premiums.

And for potential consumers wondering what constitutes a ""rural"" region, the company says it will primarily consider those areas with a population under 10,000 but that some exceptions exist, such as areas with populations closer to 20,000 that are located far from a metro region.
