Led by a surge in gasoline prices, retail sales rose 1.1 percent in February, the Census Bureau reported Wednesday. Economists had expected an increase of 0.5 percent. In January, retails sales rose 0.2 percent.

Construction spending came in at a seasonally adjusted annual rate of $883.3 billion January, a 2.1 percent monthly drop, the Census Bureau reported Friday. January's figure sits 7.1 percent above January 2012's spending estimate of $824.7 billion. December's estimate was revised upward to $902.6 billion from an originally reported $885.0 billion. Residential construction spending in the private sector was an estimated $304.6 billion, essentially flat month-over-month and up 22.0 percent year-over-year.

New home sales jumped 15.6 percent in January--the strongest gain in 20 years--to a seasonally adjusted annual rate of 437,000, the Census Bureau and HUD reported Tuesday. The sharp increase in sales combined with steep price drops suggests builders are taking aggressive actions to pare inventories. Housing completions (as reported separately by Census and HUD) routinely exceed new home sales, and the gap between completions and sales has been widening.

Housing starts plunged 8.5 percent in January to a seasonally adjusted annual rate of 890,000, the Census Bureau and HUD reported jointly.

Led by a sharp drop in the South, builder confidence slipped in February to 46--the lowest level since November--the National Association of Home Builders (NAHB) reported Tuesday. Economists had expected the Housing Market Index (HMI), a measure of confidence, would improve to 48 from January's reading of 47. Nationally, two of the three index components--current single-family sales and buyer traffic--declined, while the assessment of sales for the next six months edged up.

Realtors in December expected prices to rise by about 3.5 percent over the next year, while consumer estimates were more modest at 2.5 percent for the same time period, Capital Economics noted in its monthly housing report. The estimates show a growing optimism among those groups. But, with the low supply of inventory, Capital Economics anticipates much bigger gains.

The number of households owning homes rose to 75,209,000 in the fourth quarter, up from 75,076,000 in the third but down from 75,315,000 a year ago, the Census Bureau reported Tuesday. At the same time, the nation's homeownership rate (seasonally adjusted) dipped to 65.4 percent in the fourth quarter from 65.5 percent in the third quarter. The stagnant homeownership rate combined with a decline in the number of units held off the market suggests opportunities for home sales.

The NAR's Pending Home Sales Index (PHSI) fell 4.3 percent to 101.7 in December, the sharpest month-over-month drop since April.

New home sales fell 7.3 percent in December to 369,000, the sharpest monthly drop in almost two years, the Census Bureau and Department of Housing and Urban Development reported Friday. The monthly drop in sales was the largest since February 2011. Nonetheless, December 2012 sales were up 8.8 percent over December 2011. Sales for September, October, and November were revised higher, with the November sales pace reported as 398,000, up from the originally reported 377,000.

Builders broke ground on new homes at a yearly rate of 954,000 in December, a 12.1 percent jump over November and the highest rate since July 2008, the Census Bureau and HUD reported jointly Thursday. Applications for residential permits rose a modest 0.3 percent, and residential completions rose 1.6 percent. Single-family starts rose in December to a rate of 616,000, the strongest pace since June 2008. According to the data, multi-family starts rose in December to a pace of 330,000 from November's revised 268,000.
