National Home Cash Sales Cash Down for February 2015

CoreLogic released data on cash home sales today, finding that cash sales made up 37.9 percent of total home sales nationally in February 2015, down from last year's total of 40.6 percent. February 2015 will mark the 26th consecutive month that the share has dropped year-over-year since January 2013.

Since the beginning of 2013, cash purchases have comprised a steadily eroding share of the market en route to pre-crash averages. Prior to 2008, cash sales on average made up a quarter of the sale market nationally. Cash sales reached their peak during the worst of the recession, topping out at 46.5 percent in January 2011.

CoreLogic Releases Equity Report

CoreLogic reported that 10.8 percent of all residential homes were underwater in Q4 (about 5.4 million properties), which was down from 13.3 percent in the same quarter a year earlier – a decline of nearly 19 percent, or 1.2 million homes. The Q4 total was up slightly from the 10.3 percent that was reported for Q3 2014 – an increase of 3.3 percent.

Cash Sales Decline for 24th Consecutive Month

Cash sales made up 35 percent of all home sales in December 2014, according to data released by CoreLogic today. December marks the 24th consecutive month of declines in year-to-year share numbers, which has fallen each month since January 2013. Because of seasonality, cash sale comparisons are best when looking at year-to-year data. Cash transactions hit its peak in January 2011 when cash transactions made up 46.5 percent of total home sales. Before the housing crisis, the cash sale share of total home sales averaged at about 25 percent. If the trend of cash sales decline continues at the same rate, the share should reach 25 percent by the middle of 2017.

CoreLogic Reports Home Prices Up 5.7 Percent

Home prices nationwide remain 12.9 percent below the peak of April 2006. Home prices, excluding distressed sales, were 8.6 percent below the peak. Maryland and Connecticut were the only states which showed negative home price appreciation. Four states including Colorado, Texas, New York, and Wyoming hit new state highs for their growth in home appreciation.

Cash Sales Share Continues 23-Month Declining Streak

According to CoreLogic, cash sales made up 36.1 percent of total home sales in November, down from 38.8 percent a year prior. The drop marks the 23rd straight month of year-over-year declines, CoreLogic said. Compared to October, the cash sales share was up about half a percentage point, "as is typical for the fall and winter months."

December Home Prices Up 5% Year-On-Year

In its most recent Home Price Index (HPI) release, CoreLogic reported that prices advanced 5.0 percent nationwide in December compared to the same month in 2013. The estimate includes REO transactions and short sales.
