The California housing market continued on its 2014 trend line in June, picking up from a month prior but remaining subdued compared to last year's more active market. According to real estate data site DataQuick, an estimated 39,254 new and resale homes and condos sold statewide throughout California last month, reflecting a 4.0 percent increase from 37,734 in May.

In May, sales throughout the state totaled an estimated 37,734 units, down 0.7 percent from April and 14.4 percent from May 2013, according to DataQuick. The figure includes both new and existing homes as well as condos. Compared to the long-term May average, last month's sales were down 18.3 percent. "California sales haven't been above average for any particular month in more than eight years," the company said in its latest report.

Data released last week by the California Association of Realtors (C.A.R.) shows statewide sales of existing, single-family homes totaling a seasonally adjusted annual rate of 367,000 last month, up 1.4 percent from February but down 12.3 percent from year-ago levels. It was the fifth straight month in which sales came in below 400,000 and the eighth straight annual decline, C.A.R. reported.

According to DataQuick, California home sales were up 28.2 percent in February but down 12.8 percent from March 2013. While many are predicting a recovery in California, last month’s sales were the lowest for a March since 2008, when 24,565 homes sold—a record low for the month of March. Last month's sales were 23.9 percent below the average of 43,251 sales for all months of March since 1988, when DataQuick's statistics begin.

Home sales increased in the majority of the large counties over the month but not over the year, according to DataQuick. “While we saw a slight uptick from the extremely low sales levels reported in January, total sales remain far below historical levels,” said Gordon Crawford, VP of analytics at DataQuick.
