Inventory Shortage Hinders Growth in Home Tours

A shortage of homes on the market hamstrung home touring activity in April, but buyers still seem determined to get their offers in, according to Redfin. The brokerage's Real-Time Demand Pulse--a monthly analysis of tour and offer activity from homebuyers across 20 U.S. markets--shows tour requests and signed offers posted stronger monthly gains in April than they did at the same time last year. However, a lack of available homes "softened touring strength somewhat."

CoreLogic: Home Price Gains Accelerate to 7-Year High in March

Including distressed sales, home prices rose 10.5 percent year-over-year in March, marking the biggest annual gain in seven years, according to CoreLogic's Home Price Index (HPI). "For the first time since March 2006, both the overall index and the index that excludes distressed sales are above 10 percent year over year," said Dr. Mark Fleming, chief economist for CoreLogic. "The pace of appreciation has been accelerating throughout 2012 and so far in 2013 leading into the home buying season."

Slow Wage Growth Holds Down March Personal Income

Restrained by slow wage growth, personal income rose a disappointing $30.9 billion (0.2 percent) in March--half of what economists expected--as spending rose $21.0 billion or 0.2 percent, the Bureau of Economic Analysis reported Monday. Economists had expected income to improve 0.4 percent in February and spending to increase 0.1 percent. Personal income had improved $15.2 billion in February, largely on the strength of an $80 billion increase in dividend payments. Dividend payments in March increased by $4.5 billion over February.

Redfin: Sellers Showing More Faith in Market

According to responses collected by Redfin, 45 percent of sellers believe now is a good time to sell, up from just 22 percent in the first quarter and 15 percent in last year's fourth quarter. At the same time, 44 percent say now is a good time buy, down from 54 percent last quarter. Having survived the slower cold season, homeowners were also a little more optimistic about future home price increases. Seventy percent of those surveyed expect prices will rise "a little" in their area in the next year, while 15 percent anticipate prices will rise "a lot."

RE/MAX: Prices, Sales Climb in March, Inventory Sees New Low

According to RE/MAX's National Housing Report for March, closed transactions climbed 27.8 percent month-over-month, starting the selling season off strong. Year-over-year, sales were up 2.9 percent, making March the 21st straight month to see higher sales than the previous year. Months Supply of homes fell to 3.8 in March, down 29.5 percent year-over-year and the lowest level recorded since RE/MAX's National Housing Report began in August 2008.

Fitch Reasserts: Price Gains Unsustainable

In a release, Fitch Ratings maintains its cautious view of recent gains in home prices, suggesting recent news of rising prices and sales volumes "are not moving in sync with key economic indicators that would otherwise support a sustainable price level." One of those key indicators in unemployment, which has fallen in the past several years--partly as a result of fallout in labor force participation, not an improving employment situation, Fitch says.
