New home sales have been trending up for the last three years and the National Association of Home Builders (NAHB) expects that to continue on into next year as job gains drive up demand for housing.

Builder confidence in the market for newly built, single-family homes in July reached new heights not seen since November 2005. According to the National Association of Home Builders/Wells Fargo Housing Market Index released Thursday, builder confidence hit a level of 60 in July, while the June reading was upwardly revised one point to 60.

In May, the amount of open, unfilled construction sector positions increased over a slightly downwardly revised April estimate, according to the Bureau of Labor Statistics (BLS) Job Openings and Labor Turnover Survey (JOLTS) and National Association of Home Builders (NAHB) analysis presented by Robert Dietz on their Eye on Housing blog. The number of construction jobs increased from 137,000 in April to 149,000 in May on a seasonally adjusted basis.

The housing market is showing no signs of slowing down as new single-family home sales in May 2015 rose 2.2 percent to a seasonally adjusted annual rate of 546,000, the highest rate since February 2008, according to new residential sales data released jointly today by the U.S. Census Bureau and HUD.

Builders are exuding more confidence in the real estate market as more buyers purchase homes with unwavering certainty. According to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI), builder confidence in the market for newly built, single-family homes in June reached a high of 59.

Construction spending during April 2015 was estimated at a seasonally adjusted annual rate of $1,006.1 billion for April, 2.2 percent above March’s revised estimate of $984 billion, the U.S. Census Bureau Department of Commerce announced today.

In the National Association of Home Builder’s (NAHB) Eye on Housing blog, Robert Dietz, VP for tax and market analysis, found that the volume of residential AD&C loans outstanding expanded 4.8 percent during the first quarter of 2015. This will mark the 8th consecutive quarter of growth.

Data from the Census Quarterly Starts and Completions by Purpose and Design and National Association of Home Builders (NAHB) analysis found that median single-family square floor area increased from 2,445 in Q4 2014 to 2,521 square feet in Q1 2015.

Builder confidence for consumers looking to purchase newly built, single-family homes dropped two points to a level of 54 in May according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI) released today. Although confidence fell two point this month, this is an increase of nine points from May 2014.

Housing and economic activity has returned to or exceeded normal levels in 68 of about 360 metropolitan areas in the country (about 19 percent) as of the end of Q1 2015, according to the National Association of Home Builders (NAHB)/First American Leading Markets Index (LMI) released Wednesday.
