Realtor.com has released its Monthly Housing Market Trends Report for December, which revealed that while the share of active listings on the market remains low compared to pre-pandemic levels, an uptick in inventory could mean a broader range of homes for homebuyers to choose from.

“While the uptick in new listings is good news for home shoppers, inventory remains persistently low, even with record-high mortgage rates putting a damper on demand," said Danielle Hale, Chief Economist for Realtor.com.

According to a new report from the National Association of Realtors, pending home sales slipped nearly 3% in May, while contract signings jumped in the Northeast but decreased month-over-month in three major U.S. regions.

Annually, new listings of homes for sale dropped nearly 26%, falling below their previous pandemic lows, according to Realtor.com.

Pending home sales are down nearly 20%, representing the biggest decline in over four months, but people are still showing interest in homebuying despite the total number of U.S. homes for sale declining 6% from last June.

As affordability struggles worsen for homeowners and buyers nationwide, for-sale inventory is now at its lowest level since April 2022, according to Black Knight's latest Mortgage Monitor Report for April.

“Homebuyers are starting to feel more confident as mortgage rates tick down closer to 6% than 7% and the overall economy chugs along with surprising resilience, especially in the labor market. Steadily cooling inflation is likely to prevent mortgage rates from jumping back up,” said Redfin Economics Research Lead Chen Zhao.

According to October’s Monthly Housing Market Trends Report from Realtor.com, data showed nationwide inventory of active listings grew 33.5% year-over-year to a two-year high.

Realtor.com reports that the inventory of for-sale homes increased across the 50 largest metros by 41% in July.
