‘Refinancible’ Population Up to 7.4M as Interest Rates Fall

Measuring its current data on active mortgages throughout the United States, analysts at Black Knight estimate 7.4 million American borrowers with 30-year mortgage loans could benefit by refinancing into a lower interest rate. Purchase Loans Account for Nearly 75% of Q3 Mortgages

According to a snapshot of mortgage trends released this week by Guaranteed Rate, purchase loans accounted for 73 percent of all mortgage volumes last quarter, up from 63 percent a year prior. The increase came as refinancing numbers dropped off by more than a third annually—"indicative of the fact that the third quarter of 2013 was when the mortgage market began to account for higher interest rates," Guaranteed Rate said.

Refinances Rise While Loan Approvals Fall

After declining for most of the year thus far, the share of refinance loans experienced a 3 percentage point boost in September, according to the latest Origination Insight Report from Ellie Mae. At the same time, a lower percentage of loans made their way to closing in September compared with the month before, and the time it took to close those loans that did make their way through the approval process increased, according to Ellie Mae.

Refinances Up in August; HARP Volumes Keep Falling

According to a report released this week by the Federal Housing Finance Agency (FHFA), total refinance volumes at Fannie and Freddie came to 131,075 in August, up more than 11,000 from July as mortgage rates slipped slightly to an average 4.12 percent. While overall refinancing activity increased, however, the number of refinances completed through HARP fell again to a combined 14,066—accounting for about 11 percent of total volume compared to July's 13 percent.

Mortgage Applications Down for Fourth Straight Month

Compared to August, loan application volumes were down 1 percent in September, macroeconomic research firm Capital Economics reported Wednesday. The decline came even as mortgage rates hovered at an average 4.32 percent for 30-year fixed-rate loans, slightly above August's average and within the 10-basis-point range interest rates have occupied since May.
