Housing Affordability Suffers in Third Quarter

Steady gains in home prices and rising mortgage rates across the United States contributed to weakening housing affordability in the year's third quarter, the National Association of Home Builders (NAHB) reported Thursday. According to the association's Housing Opportunity Index (HOI), 64.5 percent of new and existing homes from the start of July through the end of September were considered affordable to families earning the national median income of $64,400. That share is down from 69.3 percent in the second quarter.

Builder Confidence Suffers Another Setback

Builder confidence fell again in October but remained north of neutral, the National Association of Home Builders (NAHB) reported Wednesday in its Housing Market Index (HMI) report. Despite declining for the second straight month, the index has hovered above the neutral mark for five consecutive months now, and NAHB reports seeing signs of pent-up demand in many markets across the country. Report: Housing Up to 85% of Pre-Recession Activity

A new index from the National Association of Home Builders (NAHB) and First American suggests that about one in seven housing markets have returned to or surpassed their pre-recessionary levels of activity. According to the association, the index registered a score of 0.85 nationwide, indicating that the national housing market is running at 85 percent of normal activity. Of the nearly 350 metro markets examined, 52 have reported levels of activity at least equal to those before the recession hit.

New Home Sales Recover From July Plunge

Builders lowered prices and buyers responded in August, pushing new home sales up 7.9 percent to 421,000, reversing almost half of July's 64,000 drop in sales, the Census Bureau and HUD reported Wednesday. The report for August showed a slight shift away from higher-priced homes as houses priced at $500,000 or more accounted for 9 percent of August sales, down from 12 percent in July. Homes priced at $300,000 or less represented 63 percent of all August sales, unchanged from July.

Single-Family Permits, Starts Up in August

Led by the strongest gain for single-family construction this, year, the pace of housing starts edged up 0.9 percent in August, the Census Bureau and HUD reported Wednesday. Builders broke ground in August on new homes at a seasonally adjusted annual rate of 891,000--up from a revised 883,000 in July--and filed for permits at the seasonally adjusted annual rate of 918,000, down from 954,000 in July. The gain in both single-family permits and starts came amid signs of improving builder confidence.

NAHB Improving Market Index Reaches All-time High

The National Association of Home Builders/First American Improving Markets Index reached its highest level on record in September with a little more than 80 percent of markets qualifying as improving. Of the 291 markets that made it onto the latest Improving Markets Index, 242 were repeats from the previous month, and 49 were new to the list. However, the association noted that September's result was largely due to a change to the way Freddie Mac measures home prices.

July New Home Sales Plunge to 9-Month Low

The seasonally adjusted annual rate of new home sales dropped a stunning 13.4 percent to 394,000 in July. Economists surveyed by Bloomberg expected June sales to drop to 487,000 from June's originally reported 497,000. June sales were revised to 455,000. The report for July showed a slight shift to higher-priced homes as houses priced at $500,000 or more accounted for 11 percent of July sales, up from 9 percent in June. Homes priced at $300,000 or less represented 62 percent of all July sales, down from 64 percent in June.
