According to RE/MAX's data, taken from a survey of multiple listings service (MLS) data from 52 U.S. metro areas, the months' supply of homes for sale at the April's sales pace was 3.6 months--the lowest supply since the National Housing Report began in August 2008. However, the company observed a monthly increase in April in the overall number of homes for sale--the first since June 2010. In addition, the year-over-year percentage drop in inventory was 26.6 percent, the lowest annual drop in the last 12 months.

According to RE/MAX's National Housing Report for March, closed transactions climbed 27.8 percent month-over-month, starting the selling season off strong. Year-over-year, sales were up 2.9 percent, making March the 21st straight month to see higher sales than the previous year. Months Supply of homes fell to 3.8 in March, down 29.5 percent year-over-year and the lowest level recorded since RE/MAX's National Housing Report began in August 2008.

RE/MAX's latest report shows home sales rose 0.9 percent month-over-month and 2.3 percent year-over-year. The median home price also increased, rising to $160,500--3.5 percent above January and 7.0 percent above February 2012. Prices also rose: The median price for homes sold in November was $163,750, 3.6 percent higher than October and 6.9 percent higher than November 2011. November is the 10th straight month to experience year-over-year price gains.
