As the summer buying season approaches, the National Association of Realtors expects pending home sales numbers to make further incremental increases this year.

"The events of the past few years have made homebuyers more deliberate about what a home should offer them," said Nick Bailey, RE/MAX President and CEO.

The S&P Dow Jones Indices has released its latest S&P CoreLogic Case-Shiller Indices, which found that in January 2023 the trend of declining home price gains continued across the United States as major cities.

“Inflation has now been joined by financial stability concerns as threats to sustained growth,” said Doug Duncan, SVP and Chief Economist for Fannie Mae.

The correlation between the asking price and the size of the down payment is behaving as expected—as the housing market has cooled over the past year, down payment amounts are down by 10%.

"Conscious of changing mortgage rates, home buyers are taking advantage of any rate declines," said NAR Chief Economist Lawrence Yun.

The American Enterprise Institute and Center for Responsible Lending are jointly warning borrowers that cash-out refinances may worsen their financial stability for years to come by shouldering monthly payments that are significantly higher.

"It seems straightforward: We need to build more homes," said Dr. Skylar Olsen, Zillow's Chief Economist.
