Refinances Up, Standards Down in January Origination Report

Examining a sample of applications passing through its network, Ellie Mae reports refinance mortgages made up 47 percent of originations in January, up slightly from December. Refinance share bottomed out at 39 percent in October 2013 and has slowly risen since. The increase in refinances compared to purchase loans matches Freddie Mac’s latest outlook, which observed a “second wind” for remortgaging as interest rates resist lifting factors.

January Housing Starts Plummet

The Census and HUD announced jointly Wednesday that housing starts in January ran at a seasonally adjusted annual rate of 880,000, a 16 percent decline from December. The drop in starts came during a month in which homebuilder confidence in the single-family market (as measured by the National Association of Home Builders) measured at an index value of 57, reflecting general optimism.

Non-Distressed Sales Prices Up 0.3% in December

Home prices nationally rose at a seasonally unadjusted rate of 0.3 percent in December, continuing the pace slow, steady monthly gains that started in September, FNC reported in its latest Residential Price Index (RPI). While slightly down from November’s 0.4 percent rate of growth, December’s price gains reflect greater stability in the non-distressed market, FNC says.

CFPB Details Ongoing Servicing Problems in 2013

A number of "unfair and deceptive" servicing practices "continued to plague consumers throughout 2013," the Consumer Financial Protection Bureau (CFPB) says in a recent report. "Taking action against mortgage servicing practices that harm consumers is a key priority for the CFPB," Director Richard Cordray said. "Especially under the detailed protections of our new rules, we expect services to clean up their act and provide responsible customer service."

Originations See Lowest Numbers Since 2008

While most housing metrics ended 2013 on a promising growth path, mortgage origination volumes closed out the year on a decidedly sour note, Black Knight Financial Services (BKFS) says in its year-end Mortgage Monitor Report. "[H]igher interest rates and seasonality pushed monthly originations to the lowest level since 2008, and the current interest rate environment seems to have also brought an end to the refinancing wave we've observed for the last several years," said Herb Blecher, SVP of BKFS Data & Analytics.
