Negative Equity Rate Drops to 13%, Millions Still at Risk

Nearly 800,000 homes returned to a state of positive equity during the third quarter--leaving about 6.4 million underwater, according to the latest data from CoreLogic. The numbers indicate a little more complexity in the market, however. Of the 42.6 million residential properties in positive equity, CoreLogic estimates 10 million have less than 20 percent equity, and more than 1.5 million are at less than 5 percent equity. These "under-equitied" borrowers are at risk of falling back under should prices fall.

Survey: West Home to Healthiest Housing Markets

A recent Zillow survey of market conditions around the country shows the healthiest markets can be found in the West, with San Jose, San Francisco, Los Angeles, San Diego, and Denver outclassing the rest of the country. Zillow chief economist Dr. Stan Humphries explained that rapid home value appreciation has improved local conditions in those markets, though the hit they'll take in terms of affordability may soon create unhealthy environments in what were once the healthiest markets.

As Negative Equity Recedes, HELOC Worries Come to Light

While the nation's negative equity rate continues to diminish--falling an estimated 7.4 percentage points since the start of the year through October--Lender Processing Services (LPS) says a new threat looms in the form of home equity loans. According to LPS' data, the average credit score for a borrower with a home equity line of credit (HELOC) originated in 2007 has fallen about 20 points since then, posing a threat to lenders who "are often on the hook for almost all of 2nd lien losses."

Zillow Predicts Easier Credit Access, Lower Homeownership

Zillow expects conditions next year to be a bit friendlier to homebuyers--but that doesn't mean we'll necessarily see more owner-occupied housing, experts at the real estate marketplace say. Looking at ongoing trends, Zillow made four major predictions about the course of housing over 2014: a 3 percent increase in home values, a rise in mortgage rates to 5 percent, a clearer road to credit for borrowers, and a decline in homeownership to normal levels.

National Home Values Post Second Consecutive Monthly Decline

For the first time in two years, national home values registered a decline for two straight months, according to the Zillow Real Estate Market Reports released Tuesday. Furthermore, while annual gains continue, they are cooling, according to Zillow. "The months-long period of annual home value appreciation rates in the 6 and 7 percent range was great while it lasted, but we knew it would not continue indefinitely," said Zillow's chief economist, Stan Humphries.

Down Payments Continue to Decline in Third Quarter

The third-quarter average is down 2.74 percent from the previous quarter, according to LendingTree, which suggested in a press release that the drop is due to a slight loosening of standards by lenders across the nation. The lowest average down payment percentage in the third quarter took place in Nebraska, where down payments averaged 12.5 percent of loan values. South Dakota (12.8 percent), Arkansas (12.9 percent), and Alabama (12.9 percent), followed, all with averages under 13 percent for the quarter.

Investors Continue Flocking Toward Ripening Markets

Single-family homes, condominiums, and townhomes sold at an annualized rate of 5.7 million in September, according to numbers from RealtyTrac. September's figures were up 2 percent month-over-month and 14 percent year-over-year, with investors making the biggest impact, particularly in markets where prices have yet to cross the $200,000 mark. "The housing market continues to skew in favor of investors, particularly deep-pocketed institutional investors, and other buyers paying with cash," said Daren Blomquist, vice president at RealtyTrac.

Home Value Appreciation Set to Ease Over the Next Year

The recent fast-paced home price appreciation across the country led some markets to the brink of a bubble, but deceleration over the summer months has Zillow analysts breathing a sigh of relief as the bubble threat deflates. Home value appreciation has declined steadily for three months, according to Zillow, and half of the nation's 20 largest metros experienced negative appreciation in September. "Far from being a negative sign, we're relieved to see more noticeable signs of cooling in the market," said Stan Humphries, chief economist for Zillow.
