Trends Showcase Affordability Issues as Prices Rise

The National Association of Realtors (NAR) released its latest quarterly reports Tuesday, highlighting deteriorating conditions for housing affordability as prices keep trending upward. The national median existing single-family home price was $196,900 in the fourth quarter, up 10.1 percent from $178,900 in the fourth quarter of 2012. As ever, the association says the increase was driven by a tight supply of existing homes and a decline in production of new houses.

December Pending Home Sales Weakest Since 2011

The National Association of Realtors' (NAR) Pending Home Sales Index (PHSI) fell in December to its lowest level in more than two years, with declines reported in all four of the country's major regions. The index, a forward-looking sales indicator based on contract signings, dropped 8.7 percent to 92.4 from a downwardly revised reading of 101.2 in November. December's index was at its lowest measure since October 2011, when it read 92.2.

2013 Existing-Home Sales Strongest in Seven Years

Existing-home sales finished 2013 with a slight increase, closing the book on the strongest year for sales since 2006, the National Association of Realtors (NAR) reported Thursday. Total existing-home sales--including all completed transactions of single-family homes, townhomes, condominiums, and co-ops--increased 1.0 percent month-over-month to a seasonally adjusted annualized rate of 4.87 million last month. For all of last year, NAR estimates there were 5.09 million existing-home sales, a 9.1 percent improvement from 2012.

Realtors Confident in Housing Despite Credit Concerns

Confidence in housing among the Realtor crowd increased slightly in November, though concerns about credit availability continue to temper that optimism. A survey from the National Association of Realtors (NAR) shows that among who reported transactions in November but ultimately did not close a sale, 9 percent said the homebuyer could not obtain financing, and of those, 6 percent reported the buyer gave up on purchasing the home. If lenders returned to "normal" credit standards, NAR says as many as 500,000 more sales could occur.

Pending Home Sales Maintain Holding Pattern

Pending home sales remained essentially flat in November, with regional shifts more or less offsetting each other, the National Association of Realtors (NAR) reported. The group's Pending Home Sales Index (PHSI), used as an indicator for expected home sales, bumped up slightly to 101.7 in November from October's downwardly revised 101.5. Compared to last November, the latest index was down 1.6 percent. NAR chief economist Lawrence Yun said the data indicates a flattening market.

Survey Explores Shopping Patterns Among Homebuyers

The National Association of Realtors sent out a national survey in July, 2013 to buyers and sellers who made a transaction at some point in the last year. Among other findings, the survey showed increased use of online resources throughout the process. The first step in the process for 42 percent of buyers was searching online for properties. Use of the Internet to search for homes rose slightly to 92 percent. Eighty-eight percent of buyers purchased their home through an agent or broker--a share that has steadily increased from 69 percent in 2001.

NAR Chief Economist Recounts a Year of Surprises

The housing recovery continued as expected in 2013, but that's not to say there weren't a few surprises. "[T]he recovery accelerated a lot faster than we anticipated, which was great for sellers and for the 75 million homeowners who saw their home values appreciate," said Lawrence Yun, chief economist for the National Association of Realtors (NAR), in a post titled "7 Housing Trends for 2013." Another surprise for Yun was the large portion of cash purchases.

Existing-Home Sales Continue to Spiral Down

The National Association of Realtors (NAR) calculated an adjusted annualized sales rate of 4.90 million for existing homes last month, representing a drop from 5.12 million in October and 4.96 million in November 2012. According to the group, it was the first time in 29 months that sales fell below year-ago levels. Singling out single-family home sales, transactions were at an adjusted pace of 4.32 million, down 3.8 percent month-over-month and 0.9 percent year-over-year.

October Pending Home Sales Down 0.6%

The National Association of Realtors' (NAR) Pending Home Sales Index (PHSI), a forward-looking sales indicator based on contract signings, was 102.1 in October, a drop of 0.6 percent from September's revised level of 102.7. It was the fifth consecutive monthly decline. "The government shutdown in the first half of last month sidelined some potential buyers," said NAR chief economist Lawrence Yun. "In a survey, 17 percent of Realtors reported delays in October, mostly from waiting for IRS income verification for mortgage approval."

Commercial Real Estate on Track for Moderate 2014 Growth

Commercial real estate (CRE) patterns are expected to continue on a steady but modest growth path, the National Association of Realtors (NAR) predicted Friday in its quarterly CRE forecast. "Jobs are the key driver for commercial real estate, and the accumulation of 7 million net new jobs from the row point a few years ago is steadily showing up as demand for leasing and purchases of properties," said NAR chief economist Lawrence Yun. However, Yun said, "the difficulty of accessing loans remains a hindrance to a faster recovery."
