Sellers Hold Off to See If Home Prices Will Rise

After surveying more than 1,800 active home sellers, Redfin found that some of its customers are holding back from selling now because they believe patience will pay off in the form of higher offers for their home. The survey revealed that 38 percent of respondents plan to wait more than a year before selling their home, while 25 percent said they plan on selling now. About 36 percent of homeowners plan on waiting somewhere between 3 months and 12 months. More than a quarter (27 percent) of respondents said now is a bad time to sell as opposed to only 13 percent who said now is a good time to sell.

RE/MAX: Is Housing Finally In Recovery Mode?

Looks like the dragon will have to step aside: 2012 is now "The Year of the Housing Recovery," according to RE/MAX. The real estate giant released its National Housing Report for August 2012 (covering July), showing that both sales and prices have posted year-over-year increases for most of 2012. Home sales appear to have peaked year-to-date in June, with July's sales falling 9.4 percent month-over-month. However, sales were up 10.3 percent from July 2011, marking the 13th consecutive month for year-over-year sales gains.

Hard-Hit California Sees Boost With July Sales, Prices

Home sales and prices climbed in California in July, with median prices nearing a four-year high, according to the California Association of Realtors. The trade group found closed escrow sales approaching a seasonally adjusted annual rate of 529,230 in July for single-family homes, up 2 percent from June. Sales ticked up to 15.3 percent in July year-over-year. That month marked the fifth straight time that California's median home price went up month-over-month and year-over-year.

Delinquency Tide May Tip the FHA Toward Insolvency: Fitch

Times haven├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ót been too swell for the Federal Housing Administration. That was apparent, by some accounts, when the agency raised insurance premiums for lenders of single-family mortgages in February, a choice it made to shore up its crisis-weary Mutual Mortgage Insurance Fund. Now, according to Fitch Ratings, a new tide of mortgage delinquencies and price declines may tip the fund back toward troubled waters ├â┬ó├óÔÇÜ┬¼├óÔé¼┼ô and possibly insolvency. A down-payment requirement on its may well worsen matters for the FHA.

Increase in Home Prices May Stifle Buyer Choices: NAR

Limited inventory may be boosting home prices, but buyer choices are stifled in an increasing number of markets, the National Association of Realtors reported Thursday. The association├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós latest quarterly report showed that the median existing single-family home price increased during Q2 in 110 out of 147 metropolitan statistical areas compared to the same period in 2011. Of the remaining 37 MSAs, 34 posted price declines, and three remained unchanged. The national median existing single-family home price was $181,500 in Q2.

Consumer Optimism Unflagging Despite Economic Trouble

Stalled confidence in the economy and personal finances apparently hasn├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ót brought down optimism in the housing market. Fannie Mae released its July 2012 National Housing Survey Tuesday, showing that consumer optimism regarding the slowly recovering housing market remained strong during the month. Survey respondents said they expect home prices to increase 1.7 percent in the next year, slightly down from the 2.0 percent survey high recorded in June, while 11 percent believe they will drop.

Home Prices Expected to Rise Over Next Two Years

Shrinking inventory and shifts in sales composition have provided a foothold for housing prices to start climbing, according to Fiserv, Inc. The company released its Case-Shiller Home Price Insights Monday, showing that after six years of decline, home prices are finally starting to stabilize. Prices increased in 40 percent of the surveyed 384 metro areas in the first quarter of 2012, and the report showed that it's actually cheaper to buy than rent in many U.S. markets. Single-family home prices increased in 151 out of 384 metro areas in the first quarter of the year.

Home Prices Increase In May, as Delaware Leads: LPS

Lender Processing Services released Friday its latest Home Price Index report, showing that prices increased both month-over-month and year-over-year. The report, based on residential real estate transaction data as of the end of May, revealed that the home price index for the month was $202,000, a 0.9 percent month-over-month increase and a 3.2 percent increase from the start of the year. In addition, May's index represented a 0.4 percent year-over-year increase.

Case-Shiller Index Jumps a Record 2.2% in May

Home prices rose sharply in May cutting the year-over-year drop in prices to 0.7 percent from 1.8 percent in April, Standard & Poor's reported Tuesday in its Case-Shiller Home Price Index. Prices in the 20 cities surveyed rose 2.2 percent month-over-month, the strongest such gain since the 20-city index began in January 2000. The 10-city index also improved 2.2 percent in May, shaving the year-over-year decline in price to 1.0 percent in May from 2.2 percent in April. The month-over-month increase fell short of the 2.3 percent gain registered in June 2004.

Price Appreciation Looms as Pending-Home Sales Rise in Miami

Following the recent month├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós change in the national Pending Home Sales Index from the National Association of Realtors, pending home sales declined month-over-month in June in Miami-Dade County, but went up year-over-year. While the national index moved down 1.4 percent from May to June, Miami's pending home sales declined 13 percent, according to the association and Miami├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós Multiple Listing Services system. Miami├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós change in pending sales year-over-year was also more exaggerated than the change reported in the national index.
