Housing Barometer: Recovery ‘Staggering’ Forward; Headwinds Persist

Recovery in the housing market is stumbling back to solid ground, thanks to a rise in home prices and existing home sales, as well as a drop in foreclosures, according to the latest Housing Barometer report released Wednesday by Trulia. However, growth in these sectors is dragging disproportionally weaker growth in young adult employment and stagnation in the new home construction sector in its wake.

Consumer Confidence Rebounds to Six-Year High

According to a release Tuesday, the Conference Board Consumer Confidence Index improved to 82.3 in the latest survey, up four points from February’s reading. It was the strongest index value since January 2008. “Overall, consumers expect the economy to continue improving and believe it may even pick up a little steam in the months ahead,” said Lynn Franco, director of economic indicators for the Conference Board.

Does the Labor Market Have What It Takes to Boost Housing?

In its latest Economic and Housing Market Outlook, released Wednesday, Freddie Mac expects home sales to grow along with wages this year, despite a still-tough job market in most sectors. Freddie is projecting a 3 percent rise in home sales and a 20 percent rise in new home construction in 2014, which the agency expects to level out to a 5 percent overall growth.

Report: Buyer/Seller Balance a Matter of East vs. West

A look at buyers' and sellers' markets around the country from Zillow shows that the better job market in the West is drawing more buyers and driving up competition for homes in more economically stable cities, thus giving sellers the upper hand in home sales negotiations in western metro areas. Meanwhile, leverage for buyers is strongest in cities in the East and Midwest, where less competition for homes will likely give them more room for bargaining on prices.

Consumer Sentiment Steps Back

The University of Michigan/Thomson Reuters Index of Consumer Sentiment slipped to 79.9 in a preliminary March report after finishing February at 81.6. A consensus forecast from economists surveyed by Bloomberg projected a slight climb to 81.8. Even with the latest decline, “[c]onsumer sentiment has been weathering the winter rather well,” said Chris Christopher, director of consumer economics for IHS Global Insight.

February Job Numbers Lift Mortgage Rates

Last week’s improved (though still not great) jobs report brought a little bit of comfort to the financial markets, pushing mortgage rates up for the week. According to Freddie Mac’s Primary Mortgage Market Survey, the average rate for a 30-year fixed-rate mortgage (FRM) came up nearly a tenth of a percentage point to 4.37 percent (0.6 point) for the week ending March 13. Meanwhile, Bankrate.com’s weekly national survey showed increases all around.

Consumer Expectations Stay Steady in February

According to responses in the New York Fed's most recent Survey of Consumer Expectations (SCE), consumers last month indicated a median home price change expectation of 4.0 percent, reversing an increase to 4.6 percent in January. Price change expectations hovered around 4.5 percent for much of last year's second half, coming down only when national reports indicated a slowdown.

Energy Sector Growth Boosts Recovery

Nationwide, the economy and housing market are functioning at a level about 87 percent of their pre-crisis normal levels, according to the National Association of Home Builders (NAHB) and First American’s Leading Markets Index. Fifty-nine of the 350 metro markets are at or above their pre-crisis norms, according to the index, up from 58 metros last month. At the same time, 130 markets are at least 90 percent of their pre-crisis levels, according to NAHB.

Employers Add 175K Jobs in February; Unemployment at 6.7%

According to the Labor Department, the U.S. economy added 175,000 jobs in February, beating expectations after two weak months but still failing to impress. While more promising than December and January—which showed upwardly revised payroll growth of 84,000 and 129,000, respectively—February’s numbers still fell well short of 2013’s average monthly growth of 194,000.

JPMorgan to Cut Additional 6,000 Mortgage Jobs in 2014

JPMorgan Chase announced Tuesday it plans to cut an additional 6,000 mortgage banking jobs in 2014 as the bank adapts to a continued spiral in loan demand. The announced cuts come on top of an estimated headcount reduction of 11,000 last year, the bank revealed in an investor presentation. At this time in 2013, JPMorgan was shooting to bring the headcount down at its mortgage wing by 13,000-15,000 over the following two years.
