House Prices Hit Lows Not Seen Since 2002: Case-Shiller

Home prices reached fourth-quarter lows not seen since 2002, with the Standard & Poor├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós/Case-Shiller Index yielding 3.8 percent in declines for December last year. The index found that prices fell 4 percent year-over-year, alongside 1.1 percent in month-over-month declines for 10- and 20-city composite measures. Eighteen of 20 metropolitan areas monitored by S&P bore the brunt of monthly price declines, with figures up 0.2 percent and 0.8 percent for only Miami and Phoenix, respectively. Atlanta slouched into the negatives at 12.8 percent. Detroit offered the only positive annual return at 0.5 percent.

New Home Sales Fell Slightly in January

New home sales fell 0.9 percent in January, declining from 324,000 in December to a seasonally adjusted annual rate of 321,000. The Commerce Department found that the new home sales from January reflected a 3.5-percent increase year-over-year, up from a seasonally adjusted annual rate of 310,000. Sales in the Northeast accordingly leapt forward by 11.1 percent from December but fell 39.4 percent from January last year. The South boasted still-strong numbers on either basis, up 9.3 percent month-over-month and 15.3 percent year-over-year.

Homeownership Rates Wallow at Nearly 15-Year Lows

Homeowners moved closer to the sidelines last year, buying fewer homes than in 2010 and edging homeownership toward lows not seen since the 1990s. The Commerce Department released figures Tuesday that posted 66 percent for homeownership rates last quarter, reflecting declines by 0.5 percent year-over-year and 0.3 percent on a quarterly basis. Homeownership vacancy rates hovered around 2.3 percent last quarter, 0.4 percentage points lower than in 2010.

Home Prices Plunged 1.3% in November: Case-Shiller

Home prices fell by 1.3 percent in November last year, slashing figures in 19 of 20 metropolitan areas for the second straight month, according to the most recent Standard & Poor├â┬ó├óÔÇÜ┬¼├óÔÇ×┬ós/Case-Shiller index. The index showed that home prices declined by 3.6 percent year-over-year, with 13 of 20 areas suffering steep declines in annual returns. It showed the weakest annual return of several cities, even while Las Vegas, Tampa, and Seattle all settled near new lows for home prices in November.

Mortgage Applications Rose 4.5% Last Week: MBA

Mortgage applications shot up 4.5 percent on a seasonally adjusted basis last week, above averages seen year-over-year but far below gains in overall volume that occurred over the last several months. Releasing the figures in a weekly survey Wednesday, the Mortgage Bankers Association reported mortgage application volume expanding 34.4 percent on a seasonally unadjusted basis. The refinance share of mortgage activity contracted to 80.8 percent of application volume.

Housing Starts Strongest in Nearly Two Years

A pickup in job growth and record-low mortgage rates helped fast-track housing starts to their strongest performance in nearly two years in November, with rental property construction ahead of single-family home starts. Housing starts surged by 9.3 percent month-over-month to hit a seasonally adjusted annual rate of 685,000, up from 627,000 in October. The Commerce Department reported the data Tuesday via the Census Bureau. Continuing trouble in the euro zone helps keep mortgage rates at record lows.

Mortgage Applications Jump 12.8% on Low Rates

Low interest rates for mortgage loans drove up mortgage application volume 12.8 percent on a seasonally adjusted basis from the week before. The Mortgage Bankers Association reported the latest figures in a weekly survey released Wednesday. Mortgage applications shot up 60.2 percent on an unadjusted basis in contrast with figures from the previous week. The Refinance Index climbed 15.3 percent from the week before, as the Purchase Index ticked up 8.3 percent on a seasonally adjusted basis.

October Home Sales Spike by 8.9% From Last Year

New single-family home sales climbed to a seasonally adjusted annual 307,000 over October, 8.9 percent more than those figures estimated over the same time last year. The Commerce Department yielded the data Monday from new residential sales, which it collected and released via the Census Bureau and HUD. Sales for single-family homes meanwhile crawled above revised September rates of 303,000 by 1.3 percent. Data showed that median sales prices for new homes sold over October this year hovered at about $212,300.

Starts Decline Only 0.3% in October, Beating Forecasts

Steadying homebuilder confidence translated into less bad news for the housing market Thursday, as the Commerce Department reported that housing starts more or less hovered around expectations. October figures for single-family housing starts trumped estimates from September, with a seasonally adjusted annual rate of 628,000 beating expectations for 630,000. On a year-over-year basis, the boost in numbers reflects a 16.5-percent upward revision from a 539,000 housing units. Housing completions hovered around a seasonally adjusted 584,000.
